Credit report errors? 6 easy fixes for the Orlando Homeowner

CardRatings.com recently conducted a poll asking readers whether they had ever found errors on their credit reports. Of 2,142 respondents, 1,568, or approximately three out of four, reported that yes, they have at one time or another found such an error, according to Amber Stubbs, the managing editor of CardRatings.com in Foster City, Calif.
With these findings, and the increasingly clever schemes of identity thieves, it shouldn’t take much more to convince you to review your credit report regularly and act promptly if you find errors in the report.
Here are the steps you should take to dispute inaccuracies on your credit report, which you are entitled to do under the Fair Credit Reporting Act.
1. Get your free credit report. All consumers are allowed one free credit report every year from each of the three credit-reporting bureaus, Equifax, Experian and TransUnion, says Gail Cunningham, the vice president of public relations for the National Foundation for Credit Counseling in Washington, D.C. Go to AnnualCreditReport.com to request the free annual reports from each bureau. You can either request all three reports at once or spread them out over different times of the year.
2. Check for errors and omissions. Review your credit report for errors, Cunningham says. “A poor credit report impacts your ability to obtain credit, obtain insurance, rent an apartment or get a job. So it’s very important to make sure the information is corrected if it’s not.”

It’s also important that your credit report doesn’t shortchange your history. Don’t see that gas credit card you paid off last year? Make a note to get it added. According to Rod Griffin, the director of public education for Experian, “An accurate and complete credit report is an important financial tool, and it can be treated just like a bank statement.”
3. If there’s an error, gather documentation. This step is critical. Take the time to assemble all the information you’ll need to prove your case, such as copies of canceled checks and creditor statements.
If, for instance, the credit report shows that you still owe money on a bill that has been paid in full, include the statement that documents the zero balance, Cunningham says. “You’re just stating the facts and making sure they understand your arguments,” she adds.
4. Put it in writing. Contact the bureau whose report you believe to be inaccurate, giving your name, Social Security number and date of birth, Cunningham says. If you’ve moved recently, verify your previous address.
Write as if you were writing to a potential employer. Explain that you are disputing certain items, and give clear, factual reasons why. Include all the details of your case, such as account numbers, invoice numbers, check numbers and payment dates. Number your attachments to make it easy for the reader to find them. Make it clear what you want changed. Don’t forget to sign your letter.
You can send your dispute to the credit-reporting bureau by snail mail or online. If you use mail, Cunningham advises sending your letter by certified mail, with the return receipt add-on requested, so you can document that the bureau received the letter. As well, keep a copy of the confirmation of receipt.
However, it may be faster to send the dispute via the Internet. “You can dispute online. It’s quick, it’s secure, and it’s the same process,” Griffin says. “And you will receive confirmation the dispute was received.”
At the same time, let the creditor know you’re disputing the report, “so you’re coming at this from both sides,” Cunningham says. Include copies of the disputed charges and proof you’ve paid them, just as you did for the bureau.
5. Wait. Once the credit-reporting bureau receives your dispute, its team must begin to investigate it immediately and must finish the investigation within 30 days. The bureau will notify the creditor initiating the report that it is investigating your dispute.
“That triggers another investigation on the part of the creditor reporting,” Cunningham says. “The creditor has to investigate and confirm the accuracy.”
If the creditor finds the information is inaccurate, it must notify all three credit-reporting bureaus so they can correct information in your file, she says.
When Experian receives a dispute, Griffin says, “we go back to the source of that information, typically a lender, and have them review records and either verify to us the information is reported correctly and should remain the same, or that they agree with the dispute and the information should be updated.”
What if the lender doesn’t respond? Griffin says, “If they don’t respond in the mandated 30 days, the information will be deleted.”
6. Get your results. In all likelihood, the dispute will be settled in much less time than 30 days. In most instances, just seven to 10 days are required, Griffin says. “The 30 days go back to the era when everything had to be mailed,” he adds.
If you’ve built a good case in your dispute and you prevail, the credit-reporting bureau must remove the inaccurate information from your report, Cunningham says.
But if the decision doesn’t go your way and the investigation does not confirm your side of the dispute, you have another option. “You can ask the credit-reporting agency to include a copy of the statement of dispute in your file, and that will go out with future credit reports,” she says.
This action may or may not make a difference to a future lender, Cunningham adds. But at least it shows you’ve done all you can to state your case.

New credit score reveals more about credit risk, from the Orlando Short Sale Expert

CoreLogic announced a new credit score service, CoreScore, which will give lenders greater insight into a borrower’s outstanding debts and help to understand their credit worthiness. The new CoreScore credit report, which will be available to lenders and consumers, will include credit-risk information, as compliant with the Fair Credit Reporting Act.

It will not replace current credit reports but aims instead to fill gaps in current credit score reports.

The report will help “lenders mitigate risk by uncovering debt obligations, and increase new lending opportunities by identifying previously hidden credit behavior that could improve a consumer’s credit profile,” CoreLogic said in a press release announcing CoreScore.

According to CoreLogic, the reports will include buyer information such as:

• Properties owned (with and without debt obligations)
• Mortgage obligations with companies that may not report to traditional credit reporting agencies
• Property legal filings, such as notices of default
• Property tax amounts and payment status
• Estimated market values on all U.S. properties owned
• Rental applications and evictions
• Inquiries and charge-offs from payday and online lenders
• Consumer-specific bankruptcies, liens, judgments and child support obligations

CoreLogic will pull the information from its real estate database, rental information and public records.

5 Factors That Decide Your Credit Score, from the Orlando Short Sale Expert

Credit scores range between 200 and 800, with scores above 620 considered desirable for obtaining a mortgage. The following factors affect your score:
1. Your payment history. Did you pay your credit card obligations on time? If they were late, then how late? Bankruptcy filing, liens, and collection activity also impact your history.
2. How much you owe. If you owe a great deal of money on numerous accounts, it can indicate that you are overextended. However, it’s a good thing if you have a good proportion of balances to total credit limits.
3. The length of your credit history. In general, the longer you have had accounts opened, the better. The average consumer’s oldest obligation is 14 years old, indicating that he or she has been managing credit for some time, according to Fair Isaac Corp., and only one in 20 consumers have credit histories shorter than 2 years.
4. How much new credit you have. New credit, either installment payments or new credit cards, are considered more risky, even if you pay them promptly.
5. The types of credit you use. Generally, it’s desirable to have more than one type of credit — installment loans, credit cards, and a mortgage, for example.

Credit Q&A Credit missteps – how their effect on FICO scores vary

You may run into financial difficulties that impact your FICO score. Some difficulties may change your score by a small amount, others can drop your score significantly. What your score was before the difficulty appeared on your credit report also can make a difference.

Here is a comparison of the impact that credit problems can have on the FICO scores of two different people: Alex and Benecia. Note that their initial FICO scores are 100 points apart.

First, let’s give you a general snapshot of Alex’s and Benecia’s credit profiles:

Alex has a FICO score of 680 and: Benecia has a FICO score of 780 and:
Has six credit accounts, including several active credit cards, an active auto loan, a mortgage, and a student loan Has ten credit accounts, including several active credit cards, an active auto loan, a mortgage and a student loan
An eight-year credit history A fifteen-year credit history
Moderate utilization on his credit card accounts (his balances are 40-50% of his limits) Low utilization on her credit card accounts (her balances are 15-25% of her limits)
Two reported delinquencies: a 90-day delinquency two years ago on a credit card account, and an isolated 30-day delinquency on his auto loan a year ago Never has missed a payment on any credit obligation
Has no accounts in collections and no adverse public records on file Has no adverse public records on file

 

Alex Benecia
Current FICO score 680 780
Score after one of these is added to credit report:
Maxing out a credit card 650-670 735-755
A 30-day delinquency 600-620 670-690
Settling a credit card debt 615-635 655-675
Foreclosure 575-595 620-640
Bankruptcy 530-550 540-560

As you can see, maxing out a credit card has the smallest impact of these credit missteps. Declaring bankruptcy has the biggest impact to their scores. For someone like Benecia with a high FICO score of 780, declaring bankruptcy could lower her score by as much as 240 points. That’s because the FICO scoring model generally gives the most weight to payment history when calculating the score, and bankruptcy is included in one’s payment history. Also, a bankruptcy often involves more than one credit account, compared with a foreclosure which often involves just a single account.

High scores can fall farther. Notice that Benecia would lose more points for each misstep than would Alex, even though her FICO score starts out 100 points higher. That’s because Alex’s lower score of 680 already reflects his riskier past behavior. So the addition of one more indicator of increased risk on his credit report is not quite as significant to his score as it is for Benecia.

Settling a credit card debt is the third credit problem listed. It means that the lender agrees to accept less than the amount owed on the account. A settled account indicates a higher level of risk and typically happens only when an account is overdue. So in Benecia’s case, to help make the debt settlement plausible we also added a 30-day delinquency to her credit report. Her new score reflects both changes. Alex’s credit report already included a recent delinquency.

Are you more like Alex or Benecia? Many different combinations of information on a credit report can produce a FICO score of 680 or 780. Depending on what’s on your own credit report, your credit score experience may vary from that of Alex or Benecia. By taking a look at your own credit report and comparing it to the profile of Alex and Benecia, you might be able to learn what to expect if you happen to encounter a credit misstep.

FICOs and FHA: 2 big lenders loosen up

Here’s some unexpected good news for anybody working to get buyers into houses, especially first-timers who don’t have much down payment cash on hand: The door to an FHA-insured mortgage just opened a little wider.

With no fanfare or public announcements, two of the largest FHA-approved lenders have backed off their controversial “overlay” requirements on FICO scores (lender overlays are qualification requirements that can be more stringent than FHA’s own requirements).

Both Wells Fargo and Quicken Loans confirmed to me last week that they will now lend to applicants with 580 FICOs and 3.5 percent down payments.
Their revised standards conform in most respects to FHA’s own minimums, and open the agency’s financing to large numbers of buyers whose credit scores have sagged during the recession. Wells Fargo is the largest originator of FHA-insured mortgages; Quicken ranks third, according to industry data.

Improve Your Credit Score

Healthy credit scores have never been more important. As banks tighten their lending standards, it’s important to have your score as high as possible.

A FICO score is a number, in general from 300 to 850, that is formulated from your payment history, including such things as amounts of money owed, length of your credit history, new credit accounts open, and how you have used your credit. Age, salary, race, education, and religion do not affect your score. You can’t buy a good score; you can only build one over time by demonstrating that you are a responsible borrower.

To improve your credit score, start with these steps.

1. Pay your bills on time. This seems like a simple enough feat, but in hard economic times, more and more borrowers are finding themselves hard-pressed with the decision of what bill to pay. If you find yourself having a hard time paying bills, be sure to talk with the lender or company you owe. They may have programs or suggestions that will help you avoid having your bill sent to collections.

2. Don’t let items go to collections. Once an item is sent to collections, your credit report will suffer. This ding will stay on your report for seven years.

3. Don’t open other new credit lines when applying for a home loan. You may want the new car or living room set, but the home buying process is not the time to open multiple new accounts. This is a sure-fire way to temporarily reduce your credit score. If you do this before finalizing your mortgage, you many find yourself stuck with a higher interest rate.

4. Monitor your report on a regular basis for errors and cases of identity theft. Errors do happen. To get them corrected quickly, be sure to contact both the organization that provided the erroneous information, as well as the credit bureau. Identity theft happens. And it is your responsibility to identify it and address it!

5. Pay down credit cards. Carrying high balances on credit cards can severely affect your credit score. Think of it this way. If you have a grand total of $10,000 worth of credit limits available, but you owe $5,000 on all of your cards put together, you are using half of your available credit!

The best loans and mortgages are available to borrowers with FICO scores 700 and above. Experian, one of the major credit reporting agencies, reports that the average credit score is 693.

More Americans’ credit scores sink to new lows

The credit scores of millions more Americans are sinking to new lows.

Figures provided by FICO Inc. show that 25.5 percent of consumers – almost 43.4 million Americans – now have credit scores of 599 or below, marking them as poor risks for lenders. It is unlikely they will be able to get credit cards, auto loans or mortgages under the tighter lending standards banks now use.

Because consumers relied so heavily on debt to fuel their spending in recent years, their restricted access to credit is one reason for the slow economic recovery.

FICO’s latest analysis is based on consumer credit reports as of April. Its findings represent an increase of about 2.4 million people in the lowest credit score categories in the past two years. Before the Great Recession, scores on FICO’s 300-to-850 scale were not as volatile, said Andrew Jennings, chief research officer for FICO in Minneapolis, Minnesota. Historically, just 15 percent of the 170 million consumers with active credit accounts, or 25.5 million people, fell below 599, according to data posted on Myfico.com.

More are likely to join their ranks. It can take several months before payment missteps actually drive down a credit score. The Labor Department says about 26 million people are out of work or underemployed, and millions more face foreclosure, which alone can chop 150 points off an individual’s score. Once the damage is done, it could be years before this group can restore their scores, even if they had strong credit histories in the past.

On the positive side, the number of consumers who have a top score of 800 or above has increased in recent years. At least in part, this reflects that more individuals have cut spending and paid down debt in response to the recession. Their ranks now stand at 17.9 percent, which is notably above the historical average of 13 percent, although down from 18.7 percent in April 2008 before the market meltdown.

There also has been a notable shift in the important range of people with moderate credit, those with scores between 650 and 699. The new data show that this group comprises 11.9 percent of scores. This is down only marginally from 12 percent in 2008 but reflects a drop of roughly 5.3 million people from its historical average of 15 percent.

This group is significant because it may feel the effects of lenders’ tighter credit standards the most, said FICO’s Jennings. Consumers on the lowest end of the scale are less likely to try to borrow. However, people with midrange scores that would have made them eligible for credit before the meltdown are looking to buy homes or cars but finding it hard to qualify for affordable loans.

A customer with a score of 679 recently walked away from buying a house because he could not get the best interest rate on a $100,000 mortgage. Had his score been 680, the rate he was offered would have been a half-percent lower. The difference was only about $31 per month, but over a 30-year mortgage would have added up to more than $11,000.

There was nothing derogatory on his credit report,  He had, however, recently gotten an auto loan, which probably lowered his score.

Studies have shown FICO scores are generally reliable predictions of consumer payment behavior, but one drawback of credit scoring: lenders cannot differentiate between two people with the same score. Another consumer might have a 679 score because of several late payments, which could indicate he or she is a bigger repayment risk.

On a broader scale, some of the spike in foreclosures came about because homeowners were financially irresponsible, while others lost their jobs and could no longer pay their mortgages. Yet both reasons for foreclosures have the same impact on a borrower’s FICO score.

In the past too much credit was handed out based on scores alone, without considering how much debt consumers could pay back, said Edmund Tribue, a senior vice president in the credit risk practice at MasterCard Advisors. Now the ability to repay the debt is a critical part of the lending decision.

Free credit-score service, checked it out for you

By now, most people should know it’s possible, even easy, to get a free credit report  http://www.annualcreditreport.com  . What has been harder to come by for free is your credit score.

And that’s too bad, because your credit score is really what lenders use to figure out your creditworthiness. The higher your score, the more likely you are to qualify for the lowest rates when buying a car or house or signing up for a credit card.

The credit reporting agencies will provide your score for a fee, but I know of only one place to get the information for free, Credit Karma (http://creditkarma.com )

My phobia of putting my Social Security number online – as well as having a pretty good feeling about my credit – has kept me from testing the site. But this week, after reading a post by someone on floridarealtors.org, I decided to give it a try.

But only after reading the not-so-fine-print carefully.

Credit Karma doesn’t store the full Social Security number in its database. Nor does it require a credit card number, so mysterious charges shouldn’t start showing up on my statements. It doesn’t have to charge me because it makes money from advertising on the site.

It was, however, a little scary how fast my financial information – mortgage loan, auto loan, etc. – came up once I registered at creditkarma.com and provided or confirmed various information. Hello, Big Brother.

It was nice to see that I was right about my score. Nicer still, however, for the site to show me how I could possibly save money on what I did owe. It suggested a new credit card, a new mortgage, a different bank and another auto loan. It grades your credit acumen as well. And it explains what factors influence your score and how they are weighted such as on-time payments, how many open accounts you have and how far back your credit history goes.

There’s also a blog with financial advice, but one of the cooler features is a credit score simulator. Change any factor – add a loan, make a payment late – and you can see the hit your credit score takes.

The caveat here is that Credit Karma uses data from TransUnion, one of the three credit reporting agencies. Each agency uses its own formula, so a lender who checks Experian or Equifax may get a different score, though it should be in the same ballpark.

This is pretty cool, give it a try if you wish.

How do delinquencies impair credit scores?

Fair Isaac, which developed FICO scores, used a comparison between two people to explain how mortgage delinquencies affect credit scores.

Fair Isaac derived these numbers from a theoretical calculation based on hypothetical borrowers – one with an initial score of 680 and one with an initial score of 780. FICO scores range from 300 to 850.

The hypothetical person behind the 680 score had six credit accounts, while the person with the 780 score had 10. The consumer with the 780 score had no missed payments other than the mortgage; the 680 example had two late payments before they failed to pay the mortgage.

After a mortgage payment problem, the two scores would look like this:

  • After a 30-day delinquency, the 680 score drops to somewhere between 620 and 640; the 780 score declines to 670 to 690.
  • After a 90-day delinquency, the 680 score falls somewhere between 595 and 610; the 780 score goes to 645 to 665.
  • After a foreclosure, short sale or deed-in-lieu, the 680 goes somewhere between 575 and 595 and 780 drops to 620 to 640.
  • After a bankruptcy, the 680 drops somewhere between 530 and 550; the 780 declines to 540 to 560.

Credit Consequences of Orlando Home Loss

Financially distressed homeowners not only face painful personal circumstances, but also they must consider choices that have both tax and credit implications. While a variety of professionals may be able to explain taxation issues in these circumstances, not as much seems to be known about credit consequences — other than that they are bad.

It is said that a person is not eligible to obtain a home loan for a certain number of years, that means that Fannie Mae won’t buy a home loan made to that person during that time. Granted, most lenders want to be able to sell their loans to Fannie Mae or Freddie Mac (whose rules tend to be similar), but there might be portfolio lenders or other institutions that would make such a loan.

That said, it is well worthwhile to review the contents of the memo.

Five years after a foreclosure, a consumer may be eligible to obtain a home loan. Of course, certain restrictions may apply. At least a ten percent down payment is required, and a minimum credit score of 680. Also, purchase of a second home or investment property is not permitted.

A consumer may be eligible three years after foreclosure if “extenuating circumstances” had led to the foreclosure. Extenuating circumstances are “nonrecurring events that are beyond the borrower’s control that result in a sudden, significant, and prolonged reduction in income or a catastrophic increase in financial obligations.”

Four years after giving a deed-in-lieu of foreclosure, a consumer may be eligible for a home loan. If there had been extenuating circumstances, that period is shortened to two years.

In the case of a short-sale, when the mortgage had been delinquent, a consumer may be eligible for a home loan two years after completion of the short sale. There are no exceptions due to extenuating circumstances.

If the consumer had executed a short sale, but had not been delinquent on his or her mortgage, then there is no two-year period applicable. To be eligible for a home loan, the borrower must not have had any mortgage delinquencies of sixty days or more during the past twelve months, and the borrower must not have “entered into any agreement with the short sale lender to repay any amounts associated with the short sale, including a deficiency judgment.”

In the case of bankruptcies, other than Chapter 13, there is a four year period from the discharge or dismissal date of the bankruptcy before the consumer may be eligible to obtain a home loan. With a Chapter 13 bankruptcy, the period is two years.

It is frequently said that short sales have a less damaging effect on credit than do foreclosures. While this may be true with respect to the length of time before one can obtain a home loan again, it should also be noted that a short sale has no greater effect than a deed-in-lieu when there are extenuating circumstances. Moreover, it is certainly not true with respect to one’s FICO score. A deed-in-lieu, a foreclosure, or a short sale all have the same impact as far as FICO is concerned. Some people will not believe this. They should visit the FICO web site and look at the question regarding alternatives to foreclosure.
